Shwe Taung Groups is involved in a Public Private Partnership (PPP) to develop the Yuzana low cost housing project in Dagon Seikkan

Infrastructure developers at Dagon Seikkan township, Yangon Region, have experimented successfully with modern construction techniques aimed at saving time and costs as well as building sustainable living conditions.

Last week, local real estate developer Shwe Taung Group, which is involved in a Public-Private Partnership (PPP) to develop the Yuzana low cost housing project in Dagon Seikkan, announced the completion of seven five-storey residential blocks using construction technologies developed in Singapore. 

Six of out of the seven completed apartment blocks were built using Singapore-listed construction firm Tiong Seng Holdings’ semi-precast methods, while the seventh utilised the company’s Prefabricated Pre-finished Volumetric Construction (PPVC) technologies.

Last week, local real estate developer Shwe Taung Group, which is involved in a Public-Private Partnership (PPP) to develop the Yuzana low cost housing project in Dagon Seikkan, announced the completion of seven five-storey residential blocks using construction technologies developed in Singapore.

New technologies 

By deploying the PPVC technologies, total construction time for the newest five-storey apartment block took just three months, including the laying of foundations, installation of precast modules and roofing works. The block consists of 60 units at 400 square foot per unit.

In comparison, conventional construction methods, which involve timber and high volumes of manpower, would have taken upwards of six months to complete, according to Mr Pek Lian Guan, CEO of Tiong Seng. That’s a 40 percent reduction in time taken. 

“The speedy installation of ready-for-assembly precast modules within 24 days contributed to the bulk of the time saved. In contrast, reinforced concrete works under conventional methods would have taken at least 80 days instead,” Mr Pek said. 

Shwe Taung and Tiong Seng first forged their partnership in 2013, which was also when the development of affordable housing projects was first introduced by the government. “We engaged with Singapore’s precast technologies and have now completed the project in record time,” said U Aung Zaw Naing, CEO of Shwe Taung.

He added that it is important for Shwe Taung to embrace the latest construction technologies to reduce wastage and prevent unnecessary costs while ensuring that its developments are safe, sustainable and hence affordable for residents. 

Development plan

The Yuzana project is part of a larger plan to develop the township of Dagon Seikkan into a 100-acre smart district, which, in turn is among a slew of 41 projects worth some $2.2 billion mooted by the Yangon region government under its Yangon Urban Development Master Plan. 

With the first 60 units under the Yuzana project now complete, Shwe Taung will now look to completing the remaining blocks of the development. In total, there are 400 units under the project. 

As it further familiarises itself with the new technologies, U Aung Zaw Naing reckons it could take Shwe Taung much faster to complete the rest of the project. “We will now look at building higher floors while ensuring safety as Yangon is located in an earthquake-prone area,” he said.

In fact, the company is now eyeing new infrastructure projects at Dagon Seikkan. “We are looking to work with the housing board and Ministry of Construction to improve the infrastructure of Dagon Seikkan and transform the district into a smart city,” U Aung Zaw Naing said.

“We are not just talking about building new apartments, but other infrastructure as well. This will be next on the agenda,” he said.
